Title 24 energy code compliance for commercial occupancies is more rigorous than residential. And depending on your business type, you may be coordinating with the Los Angeles County Department of Environmental Health, the LAFD, or OSHPD-adjacent requirements for healthcare facilities. Turnkey tenant improvement from white box or vanilla box to fully occupied, move-in-ready commercial space. Scope typically includes partition framing and drywall, HVAC distribution and thermostatic zoning, electrical panel capacity assessment and branch circuit distribution, Title 24-compliant lighting (LED, occupancy sensors, daylight controls), plumbing for break rooms or restrooms, ADA-compliant restroom upgrades where triggered, flooring, paint, storefront or suite entry, millwork, and data/AV rough-in. We coordinate all trades under one contract and deliver a closed building permit at turnover.
Restaurant construction is the most complex commercial build-out category — and the most time-sensitive. We manage the full scope: commercial kitchen design and build, Type 1 exhaust hood with grease duct (UL 710 listed), makeup air system, fire suppression (Ansul or equivalent), grease interceptor and LAMC plumbing permit, NSF-compliant stainless prep surfaces and equipment pads, walk-in cooler/freezer installation, front-of-house finishes, bar buildout (plumbing, electrical, lighting), and LA County Department of Environmental Health coordination through final sign-off. We've taken restaurants from demolition to certificate of occupancy.
Office renovation from raw space or dated existing layout to a modern, functional workplace — open plan, private offices, conference rooms, collaboration areas, and executive suites. Includes demising wall reconfiguration, acoustic insulation in conference walls, dedicated server or IT room (climate-controlled, raised floor option), structured data cabling rough-in (Cat 6A), AV mounting and rough-in, dedicated circuits for high-draw workstation clusters, LED lighting with dimming and occupancy control, branded reception and lobby millwork, and full ADA path-of-travel compliance where triggered. Retail fit-outs designed to convert foot traffic into customers — from raw shell to branded, ready-to-open retail environment. Scope includes storefront framing and glazing (aluminum storefronts, glass entrances), display fixture rough-ins and blocking, specialty track and accent lighting (critical for product presentation), dressing room construction and privacy hardware, point-of-sale rough-in (electrical, data), stockroom and back-of-house build-out, ADA-compliant fitting rooms and service counter, and all finishes — flooring, paint, ceiling system — per your brand standards. We work directly with your architect or interior designer, or coordinate design-build.
Healthcare office renovations require a level of plumbing, electrical, and finish specification that general office renovation doesn't. We handle dental operatory plumbing (air, water, vacuum, drain per operatory), digital X-ray room lead-lined wall assembly, sterilization room plumbing and electrical, medical gas rough-in (oxygen, nitrous, vacuum) with appropriate certification coordination, HIPAA-compliant layout considerations, clinical-grade vinyl or sheet flooring, and appropriate HVAC zoning and filtration for clinical spaces. We coordinate with your equipment vendor for all utility rough-in so the equipment lands exactly where it needs to.
Multi-tenant building renovations — lobby, common corridors, restrooms, exterior facade, parking structure — require a general contractor who understands tenant coordination, phased construction without displacing occupants, and building-wide MEP systems. We manage full building renovations including ADA path-of-travel upgrades to restrooms and entries, lobby and corridor finish renovation, elevator lobby and directory updates, roofing replacement coordinated around tenant operations, exterior stucco or cladding, and complete common area electrical and lighting upgrades. Every phase is coordinated around existing tenants and their operating hours.
