The Right Image Approach

Commercial Work Demands
A Different Standard

Commercial construction operates in a fundamentally different regulatory environment than residential. Occupancy classifications (A, B, E, I, M, R, S — and their subcategories) determine which codes apply to your project. ADA accessibility is not optional — it applies to any work that triggers permit. Title 24 energy code compliance for commercial occupancies is more rigorous than residential. And depending on your business type, you may be coordinating with the Los Angeles County Department of Environmental Health, the LAFD, or OSHPD-adjacent requirements for healthcare facilities. A residential contractor who dabbles in commercial work doesn't know this landscape. We do.

Right Image Builders holds a Class B General Contractor license (CSLB #1021284) that covers commercial construction in California. We've completed tenant improvements, restaurant build-outs, office renovations, retail fit-outs, and multi-tenant building renovations across Greater Los Angeles. We understand the commercial permit submittal process at LADBS and at city-specific building departments in Beverly Hills, Santa Monica, Culver City, Burbank, and Glendale. We know what triggers ADA path-of-travel upgrades. We understand Type 1 commercial hood submittals and health department coordination for restaurant projects. We don't learn on your job.

Our commercial work is delivered under the same fixed-price, single-contract model as our residential work. One project manager owns the schedule. Every trade — framing, drywall, mechanical, electrical, plumbing, tile, millwork, glass — is coordinated under our contract. You deal with one phone number, one invoice structure, and one point of accountability. For tenant improvement projects, we work directly with landlords, property managers, and leasing agents to meet landlord approval requirements and TI allowance documentation standards.

Commercial timelines are real commitments for us. Your business has a lease start date, a grand opening, or a move-in date that doesn't move. We build our schedules backward from your date, staff accordingly, and deliver. If you've worked with commercial contractors who treat your opening date as approximate — you'll notice the difference immediately.

Commercial Services

Six Commercial Scopes,
All Under One Contract

01

Tenant Improvement (TI)

Turnkey tenant improvement from white box or vanilla box to fully occupied, move-in-ready commercial space. Scope typically includes partition framing and drywall, HVAC distribution and thermostatic zoning, electrical panel capacity assessment and branch circuit distribution, Title 24-compliant lighting (LED, occupancy sensors, daylight controls), plumbing for break rooms or restrooms, ADA-compliant restroom upgrades where triggered, flooring, paint, storefront or suite entry, millwork, and data/AV rough-in. We coordinate all trades under one contract and deliver a closed building permit at turnover.

02

Restaurant Build-Out & Renovation

Restaurant construction is the most complex commercial build-out category — and the most time-sensitive. We manage the full scope: commercial kitchen design and build, Type 1 exhaust hood with grease duct (UL 710 listed), makeup air system, fire suppression (Ansul or equivalent), grease interceptor and LAMC plumbing permit, NSF-compliant stainless prep surfaces and equipment pads, walk-in cooler/freezer installation, front-of-house finishes, bar buildout (plumbing, electrical, lighting), and LA County Department of Environmental Health coordination through final sign-off. We've taken restaurants from demolition to certificate of occupancy.

03

Office Renovation & Fit-Out

Office renovation from raw space or dated existing layout to a modern, functional workplace — open plan, private offices, conference rooms, collaboration areas, and executive suites. Includes demising wall reconfiguration, acoustic insulation in conference walls, dedicated server or IT room (climate-controlled, raised floor option), structured data cabling rough-in (Cat 6A), AV mounting and rough-in, dedicated circuits for high-draw workstation clusters, LED lighting with dimming and occupancy control, branded reception and lobby millwork, and full ADA path-of-travel compliance where triggered. Designed for the way your team actually works.

04

Retail Space Build-Out

Retail fit-outs designed to convert foot traffic into customers — from raw shell to branded, ready-to-open retail environment. Scope includes storefront framing and glazing (aluminum storefronts, glass entrances), display fixture rough-ins and blocking, specialty track and accent lighting (critical for product presentation), dressing room construction and privacy hardware, point-of-sale rough-in (electrical, data), stockroom and back-of-house build-out, ADA-compliant fitting rooms and service counter, and all finishes — flooring, paint, ceiling system — per your brand standards. We work directly with your architect or interior designer, or coordinate design-build.

05

Medical & Dental Office Renovation

Healthcare office renovations require a level of plumbing, electrical, and finish specification that general office renovation doesn't. We handle dental operatory plumbing (air, water, vacuum, drain per operatory), digital X-ray room lead-lined wall assembly, sterilization room plumbing and electrical, medical gas rough-in (oxygen, nitrous, vacuum) with appropriate certification coordination, HIPAA-compliant layout considerations, clinical-grade vinyl or sheet flooring, and appropriate HVAC zoning and filtration for clinical spaces. We coordinate with your equipment vendor for all utility rough-in so the equipment lands exactly where it needs to.

06

Full Commercial Building Renovation

Multi-tenant building renovations — lobby, common corridors, restrooms, exterior facade, parking structure — require a general contractor who understands tenant coordination, phased construction without displacing occupants, and building-wide MEP systems. We manage full building renovations including ADA path-of-travel upgrades to restrooms and entries, lobby and corridor finish renovation, elevator lobby and directory updates, roofing replacement coordinated around tenant operations, exterior stucco or cladding, and complete common area electrical and lighting upgrades. Every phase is coordinated around existing tenants and their operating hours.

How It Works

Three Steps.
Zero Surprises.

01

Site Walk & Scope

We walk the space with you, assess existing conditions, review the lease exhibit for landlord work vs. tenant work, identify permit triggers, and give you an honest scope and budget range before any design work begins.

02

Design, Permit & Fixed Price

We coordinate construction documents, submit for commercial permit, manage plan check, and deliver a fixed-price contract with a schedule tied to your opening date — before a single wall comes down.

03

Build & Open On Time

One project manager runs the job. All trades are coordinated under our contract. We hand you a move-in-ready space with a closed permit and all final inspections signed off — on your schedule.

Commercial Renovation FAQ

Questions We
Hear Every Day

Do you handle commercial building permits in Los Angeles?+
Yes. Right Image Builders holds a Class B General Contractor license (CSLB #1021284) covering commercial construction in California. We handle all commercial permitting through LADBS and city-specific building departments across Greater LA. Commercial permits involve occupancy classification, ADA compliance plans, Title 24 energy calculations, MEP drawings, and sometimes health department or fire department coordination. We manage the full submittal, plan check responses, and all inspection scheduling. You don't visit a permit counter.
Can you renovate a business space while it stays open?+
In many cases, yes. We regularly phase commercial renovations so portions of the space remain operational while work proceeds in another section. This requires detailed schedule sequencing, dust and noise mitigation, and after-hours work for especially disruptive phases — demo, core drilling, heavy MEP rough-in. We assess operational feasibility at the initial consultation and propose a phasing plan that minimizes disruption to your business without extending the overall timeline unnecessarily.
What is a tenant improvement (TI) and what does it include?+
A tenant improvement (TI) is the build-out or renovation of a leased commercial space — transforming a shell or vanilla box into a fully functional business environment. A typical TI includes partition walls, HVAC distribution, electrical panel and branch circuits, Title 24-compliant lighting, plumbing for break rooms or restrooms, ADA-compliant restrooms where triggered, flooring, paint, millwork and built-ins, data and AV rough-in, and fire sprinkler modifications. We deliver turnkey TI — from white box to move-in ready — with a closed permit at turnover.
How long does a commercial renovation take in Los Angeles?+
Timelines vary by scope. A straightforward office TI of 2,000–5,000 sq ft typically takes 8–14 weeks from permit issuance. A restaurant build-out takes 12–20 weeks depending on kitchen complexity and health department coordination. A full multi-tenant building renovation can take 6–18 months depending on phasing. LADBS commercial plan check adds 4–8 weeks before construction begins. We provide a project schedule tied to your opening or move-in date at the start of every engagement — and we hold to it.
Do you work with commercial landlords and property managers?+
Yes. We regularly work directly with commercial landlords, property management companies, and asset managers on both tenant improvement build-outs and common area renovations. We understand TI allowance structures, landlord work vs. tenant work delineations, and the documentation requirements for landlord approval packets (insurance certificates, contractor qualifications, scope exhibits). We coordinate directly with your property manager or leasing agent so you're not caught in the middle between your contractor and your building owner.

Right Image Builders handled our restaurant build-out from demolition to health department sign-off. They understood Type 1 hood requirements, the grease interceptor permit, and the LA County Environmental Health inspection process without us having to explain any of it. Every subcontractor showed up on time, every inspection passed on the first visit. We opened three days ahead of schedule.
